Baton Group, LLC is a management firm that is typically Court-appointed. We specialize in
identifying and implementing solutions for financially-challenged operating companies and
complex real estate projects, generally under the guidance of a State Court. These projects
may involve land development, condominiums, condominium conversions, apartments, industrial
buildings, commercial properties, office or retail. In addition to the Court appointments,
Baton also accepts Interim Management and Consulting assignments that are outside
of the judicial system.
Baton provides business management in matters which require a neutral third party to serve as
Receiver. We have the capability to manage and
administer a broad range of asset classes including real property.
By their very nature, distressed properties are not operating at their maximum potential. The
management team at Baton has a strong 30-year track record of developing and managing assets
and has the required experience to turn around distressed operations in order to maximize
our clients' returns.
We believe that the function of a receiver is specialized and requires someone with business
experience who understands being a fiduciary, and is capable of operating in a judicial environment.

A summary of our services include:
Receiver and Receivership Services
At the appropriate time, if selected to serve, we will prepare a declaration setting forth our
qualifications and certain other representations required of receivers, at no cost. We are also
willing and available to assist with preparation of the Order Appointing Receiver in circumstances
requiring an order tailored to the requirements of the assignment. As a court appointed
receiver Baton will successfully secure, assess, manage, preserve assets, and when necessary,
liquidate assets for a wide variety of Real Estate. Our extensive experience with hundreds of
properties enables us to quickly pinpoint areas which need immediate attention. Baton will
begin each project by understanding all immediate problems and then quickly implement a
solution(s) to improve operations. Our experience with real estate and our ability to quickly
assign the right personnel, resources and expertise to each property will allow us to be successful
and maximize the return to financial institutions and their Borrowers.
Transitional Management
Private equity fund management firms, banks, board of directors and law firms will look to
Baton to provide supervisory services for distressed Real Estate ventures.
Baton provides Assessment, Monitoring and Interim Management services to entity stakeholders,
generally in troubled situations. These comprehensive services are designed to support
or perform activities related to work-out or turn-around plans, interim management,
monitoring and discovery. Our services typically include some or all of the following components:
- Review and assess the reliability of reported information
- Evaluate management capabilities
- Supervise an entity to ensure that work-out plans are followed toward operational and financial
objectives.
- Evaluate the market and assess the likelihood of a property to competitively and successfully
achieve financial goals.
- Provide executive management for a property during a transition
- Assist in locating permanent management
Entitlement and Planning
Acquiring the desired entitlements and detailed plans for a given site adds intrinsic value to
the property. Having entitled and planned properties within various jurisdictions provides Baton
the required experience to efficiently work through the necessary municipal processes.
This arena requires specific attention to the politics of the governing municipality in order to
complete the processes in a timely fashion. With proper coordination and management of
these processes the approval period may be shortened significantly and thus saving valuable
time and resources.
Land Development and Construction Management
Our land development and construction management abilities allow us to provide a full range
of services required to complete any type of Real Estate development. Baton is experienced in
providing exceptional management services for a whole range of complex land development
projects and working with local, state and federal agencies through completion.
Marketing and Sales Consulting/Management
With our experience in sales and leasing, Baton knows how to quickly and effectively:

This service includes making a hands-on assessment of the competition, location and what

Over the last 25 years the principals at Baton have built, owned, managed and/or sold over
7,500 apartment units. We have run our own property management companies and understand
from both an ownership and operations view what is required to run an efficient and effective
leasing operation.
Tight Cost Controls & Cost-Effective Completion
Baton has the background, knowledge and management capabilities to effectively identify
cost issues and quickly bring costs into control.
Baton’s managers have directed a wide range of development, condominium, apartment, industrial
and conversion projects, from small 30-unit condominium conversions to planning
and directing multi-million dollar development and construction projects. We will manage the
project to assure that expenditures produce maximum value. Baton’s managers have an excellent
track record for completing projects on time and on budget.
Timely, Accurate Reporting
Baton provides its clients with frequent comprehensive reports, as well as a narrative report
that provides pictures (when applicable) and information on what transpired at each property
during the last month. Project reporting requirements and frequency of reporting will be tailored
to each of our client’s needs. Additionally, the principals at Baton are personally available
to the client at their request, to review reports and answer any questions.
